ZAB to consider Westridge townhomes

The zoning advisory board meets on Thursday, January 14, at 6:30 pm. During the meeting, the board will consider a new rezoning request for townhomes off Westridge Parkway in McDonough.

The 11.643 +/- acre property is located behind (northwest of) the Publix at Westridge shopping center. Road access is from Westridge Parkway and Loop Road.

Harrison Avenue Partners, LLC of Atlanta, GA submitted the rezoning request from PD (planned development) to RM (multifamily residential). The county rezoned the property in 1999 for office use as part of the larger 643 +/- acre Westridge development.

The applicant, represented by Jon W. Jordan of Hecht Walker, P.C., has also applied for an amendment to the comprehensive plan. The applicant is requesting to amend the future land use map from commercial to high-density residential.

The applicant proposes to build 107 townhomes for a net density of 9.94 dwelling units per acre. The applicant’s letter of intent states they originally planned to build an apartment community, but modified their plans after consulting with the county.

The subject property is attendance-zoned for Luella Elementary, Luella Middle, and Luella High Schools.

Staff Recommendation

Henry County planning staff consider nine criteria points when evaluating a rezoning request. Staff note the request is inconsistent with the future land use map and recommend denial of the rezoning request. Staff also recommend denial of the associated comp plan amendment.

The zoning advisory board will consider staff’s recommendation and hold a public hearing before making their recommendation. The meeting will utilize a virtual format. The board of commissioners will consider the request at a later date to make a final decision.
