Two public hearings were postponed before the McDonough city council meeting on November 16 at the applicants’ request. The projects are located on Campground Road and Travis Drive, referred to as Symphony Park.
When asked during public comment as to the reason for the delay, the council restated it had been at the applicants’ request. Mayor Pro Temp Craig Elrod, in whose district the projects are located, stated “I’m ready to go.” The requests were likewise postponed in October.
The council’s next and final meeting of the year will be held on December 14. The items may be rescheduled or otherwise would wait until after the New Year to be heard.
General Holdings Unlimited, LLC of McDonough, GA has assembled 183.18 +/- acres of sparsely developed property — located south of Campground Road between SR 155 and Elliott Road — and applied for annexation into the city of McDonough concurrent with a rezoning request to R-75 (single-family residential). The request was first submitted in April 2019 and saw a reduction of over 100 lots following an objection by the Henry County Board of Commissioners.
The project proposes 293 lots with a minimum lot size of 7,500 square feet. The McDonough Planning Commission voted 5-1 in September to recommend approval of the annexation request and rezoning.
Blue River Development is proposing a planned residential development on 107.88 +/- acres. The land is located south of the Publix at Lake Dow shopping center and west of Travis Drive.
The applicant has requested to utilize a combination of the R-50 (single-family residential), RTD (residential townhome district), and RM-75 (multifamily residential) zoning districts. 1.5 acres would be preserved for a future public safety complex.
A total of 499 units are proposed as part of the project. The development includes a mix of 250 apartments, 196 single-family homes, and 53 townhomes.
Highway 42 Townhomes
In a third request, known as Highway 42 Townhomes, Councilwoman Sandra Vincent asked to delay the vote on the rezoning request to continue meetings with the applicant and neighboring property owners. The public hearing was held as scheduled.
The project is proposing to rezone 6.49 +/- acres from C-3 (highway commercial) to RTD (residential townhome district) for the purpose of building fifty-two townhomes. The McDonough Planning Commission voted 4-2 to recommend denial of the request.
Since first presented in October, the applicant has modified the development plans to add a second emergency access point off highway 42, and incorporate two off-street parking areas for a total of twelve additional spaces. Both items had been requests by members of the city council.
