Commercial space pitched for SR 20 at Simpson Mill Road

The zoning advisory board will hear the first presentation for new proposed commercial space during their meeting on Thursday, August 13. The proposal is located on state route 20 east of the intersection with Simpson Mill Road.

ARP Holdings, LLC of Conyers, GA has submitted a rezoning request for 8.43 +/- acres from OI (office-institutional) to C-2 (general commercial). An associated comprehensive plan amendment to amend the future land use map from low-density residential to commercial has also been submitted.

The subject property, as a portion of a larger property, was rezoned from RA (residential agricultural) to C-1 (neighborhood commercial) and OI (office-institutional) in April 2009. The remainder of the larger property, extending to Simpson Mill Road, is unaffected by this rezoning request.

The zoning advisory board meeting will be held online starting at 6:30 pm. Those wishing to speak must sign-in via Zoom and wait to be admitted during the individual public hearing in which they intend to participate. For those who would like to watch the meeting only, a livestream will be available on the county website when the meeting starts.

If approved, the applicant is proposing to build 50,600 square feet of commercial floor space in two buildings. Site access would be limited to right-in / right-out via an existing driveway off state route 20, though future development could allow for interparcel connectivity with Simpson Mill Road.

Planning staff have recommended denial of C-2 (general commercial) zoning, but recommended approval of C-1 (neighborhood commercial). They have also recommended approval of the associated comprehensive plan amendment.

Following the zoning advisory board meeting, the request will be presented to the board of commissioners at a later date for final consideration.
