On Tuesday, July 21, Henry County commissioners approved the rezoning of 54.45 +/- acres located at 1555 Chambers Road. The board approved a rezoning from RA (residential agricultural) to R-3 (single-family residential).
The applicant, the Reservoir Group of Watkinsville, GA, submitted an application for rezoning to RS (residential suburban) in fall 2019. The proposal — consisting of single-family homes and townhouses — was consistent with the future land use map’s designation of medium-density residential development for the property.
Instead, the board of commissioners opted to rezone the property similar to surrounding properties in the R-3 zoning district. The R-3 zoning district allows minimum lot sizes of 18,000 square feet.
The board’s zoning conditions placed on the property require a minimum heated square footage of 2,800 sq ft, minimum two-car garages with side-entry where feasible, and building exteriors consisting of two or more of the following on all sides: brick, stone, and cement fiberboard. Vinyl-based products are only permitted in the soffits, eaves, and fascia.
Additional zoning conditions require a thirty foot (30′) landscaped buffer to be maintained around the development’s periphery, requires brick and / or stone monument signage at entryways, and a mandatory homeowners association. A minimum of sixty percent of single-family detached homes shall include a covered front porch with a minimum width of eight feet (8′) and a minimum depth of six feet (6′). The balance of all single-family lots shall include a covered stoop.
The property is school attendance zoned for Dutchtown Elementary, Dutchtown Middle, and Dutchtown High Schools.
