Concept site plan for Heron Bay village node in Spalding County dated October 2019 (Christopher Planning & Engineering photo)Cole Tract Associates LP, land owners of 235.56 +/- acres located immediately south of the Henry / Spalding County line, are planning an economic reboot of their development. The property was rezoned in 2005 and is accessible off state highway 155.

The applicant has applied for a variance from development standards before proceeding with their build-out. The Spalding County Board of Commissioners will consider the request on Monday, December 16.

The property is approved for 489 residential units including a mixture of single-family lots of varying size, townhouses, and apartments. There are also 17.2 acres preserved for commercial development along the highway 155 frontage and 6.1 acres for a future school if the Spalding County BOE selects to use it.

The biggest change from the 2005 site plan to now involves converting the apartments from traditional three-story buildings to what the applicant describes as “eco cottages.” The eco cottages are individual one-story units with either one or two bedrooms, a living room, kitchen, and bathrooms. Each unit would include its own small yard. There are a total of 230 proposed cottages.

Single-family homes include fifty 4,000 sq ft lots and forty 5,000 sq ft lots in the 2005 approval. The applicant is proposing ninety 5,000 sq ft lots in today’s concept. There are also twenty-four 11,000 sq ft lots that would be built as an extension of the existing Heron Bay community.

Finally, there are 145 townhouses as part of the project.
