New subdivision proposed on Crumbley Road

The rezoning request was approved by the board of commissioners on January 22, 2019.

The Reservoir Group has submitted plans for a new subdivision in commission district four at the intersection of Crumbley Road and Selfridge Road. The proposed site plan includes one-hundred homes on 87 acres. The applicant has requested a rezoning from Residential Agriculture (RA) to Residential Two on sewer (R-2S).

R-2S is a new zoning classification added in 2017 that requires 22,000 minimum square foot lots, rounded off larger than a half-acre. Any projects approved for R-2S are required to connect with sewer service to limit new septic tanks. As it relates to the future land use map, R-2S subdivisions fall into the county’s low-density designation of one to two dwelling units per acre.

Henry County staff have recommended approval, with conditions that any transportation improvements recommended by a traffic study be completed. The traffic study will recommend turn lanes at site entrances and evaluate the existing Crumbley Rd at Selfridge Rd intersection.

The first public hearing at the zoning advisory board has been scheduled for November 8 at 6:30 pm. The meeting is held at the Henry County administration building, 140 Henry Parkway, McDonough. A second public hearing before the commissioners will follow before a final approval or denial.
